It concerns an urban distribution center of more than 6,000 m2, built by Hercuton, right next to SEGRO Park Amsterdam Airport. The new cross-dock will be leased on a long-term basis with immediate effect to a large international logistics service provider.

brownfield
This concerns the redevelopment of an existing SEGRO location. The old building no longer met SEGRO's standards, nor was it sufficient for the new developments that the tenant had in mind. A plan has therefore been drawn up for a completely new and modern city distribution center. An important part of this brownfield development was the temporary accommodation of the renting logistics service provider in another distribution center at SEGRO Park Amsterdam Airport. This solution allowed daily operations to continue. The new center has now been completed and handed over to the tenant.

Future proof
The new building will receive the BREEAM Very Good certificate. In order to make the building future-proof, attention was paid, among other things, to ensuring a healthy working environment for the staff. A sustainable lighting plan has been used with as much daylight and LED light as possible, and investments have been made in optimal ventilation of the building. Sufficient provisions have also been made for electric driving with extra capacity for the future.

Reuse of existing space and materials
This brownfield development makes use of the existing space in the De Hoek business park and thus contributes to a better quality of the business park. And not only the existing space has been reused, the stone-like material that was released during the demolition has also been incorporated into the new building. The broken rubble is now part of the construction under the new distribution center so that it could be raised. In this way the building was placed above the existing ground level and it was not necessary to dig in the loading pits.

Eelco Ouwerkerk, Head of SEGRO Netherlands:

“Our tenant at Hoeksteen 81 was in an existing building that no longer met the requirements we set for the buildings in our portfolio. Since we attach great importance to the continuity of the cooperation with our tenants, we have drawn up a plan to be able to deliver a completely new and future-proof city distribution center, as well as to be able to accommodate the renting logistics service provider during the redevelopment, so that their operation remains unhindered. could continue to take place. I see this as the ultimate example of how we as an investor/developer can operate as a partner for our customers.”

Jan Figee, Operational Manager Hercuton:

“As a building party, we have really been able to fulfill the role of partner for both SEGRO and the logistics service provider that uses the building. By paying close attention to each other's wishes throughout the entire process and anticipating necessary changes, we have been able to set up a city distribution center together that has added value for the operation.”

For SEGRO, the completion of the Urban Logistics Center in Hoofddorp is the next step in the company's business strategy in the Netherlands. Preparations are currently being made for the next phase of SEGRO Park Amsterdam Airport, located along the A4/A5.
