Located 15 km from Marseille, the site enjoys a privileged location for urban distribution: less than 5 km from Marseille-Provence airport and in the immediate vicinity of the A7 linking Lyon to Marseille.

Developed in several phases, after the ongoing demolition of an old building of nearly 30,000 m², the project includes a first building for courier services with a surface area of 5,400 m², already leased in BEFA to a world leader in supply chain solutions.

As with each of its new projects, SEGRO aims to design and develop class A sites that meet the latest architectural and technical standards, respect the environment and aim for BREEAM® certification. Thus, in order to optimize the use of renewable energies and to benefit from the high rate of sunshine in the Marseille region, more than half of the roof of the building will accommodate photovoltaic panels.

After the completion of this first operation, the delivery of which is scheduled for the 3rd quarter of 2021, several feasibility studies are underway for the next 2 phases of this program for urban logistics.

CBRE Méditerranée advised the parties in this transaction.

"We are very happy to have entered into this partnership with SEGRO from a site that we had identified a few years ago, with the help of CBRE, which enabled us to master this operation and for which we were able to set up put in place a redevelopment strategy aimed at urban messaging.

As part of this partnership, we act as a designer and promoter on behalf of SEGRO with which, thanks to this operation, we become the major players in the conversion of industrial wastelands within the Metropolis of Marseille, where we operate. already on various projects for many years”, explains Laurent Horbette, Managing Director of GEMFI.

“The new SEGRO Logistics Park Vitrolles project is in line with our strategy to strengthen our presence in the urban logistics market in the south of France, in particular in the Marseille agglomeration. We are delighted with the collaboration forged with a key player in industrial requalification in this region, GEMFI. SEGRO thus enriches its offer in urban logistics and once again proves the interest of the requalification of historic industrial sites as we have already done successfully in Paris and Lyon”, concludes Laurence Giard, Managing Director SEGRO France.
