The new London Beckton Travelodge – the second hotel the two companies have developed together – follows on from the successful delivery of close to 100,000 sq ft of modern warehouse space and will provide an important accommodation amenity for those working in the area. The commercial space was pre-let to leading parcel delivery companies, with DHL leasing a 51,500 sq ft unit which was operational from October 2019, and DPD selecting a 45,000 sq ft for its first last-mile facility in London which opened in May 2018.

The completion of SEGRO Park Newham – an employment led mixed use development – represents an investment of £34m, creating more than 250 long-term jobs in a major growth area of London and has resulted in a former landfill site returned to use after more than 40 years. The site incorporates a number of sustainability features including photovoltaic cells, electric vehicle charging points and high scoring EPC and BREEAM building ratings. One of the warehouses also contains a range of sensors which will help manage utilisation and the environmental, energy and plant performance.

Alan Holland, SEGRO’s Business Unit Director Greater London, said:

“The transformation of SEGRO Park Newham from redundant waste land to a thriving business hub is a significant milestone in our ten-year East Plus partnership with the GLA.

“We have great belief in the potential for the Newham, Havering and Barking & Dagenham area to become one of the most sustainable and attractive industrial zones in London. Through developments such as SEGRO Park Newham, we’re helping maintain valuable, strategic industrial land in the Capital and attracting a diverse mix of businesses to the area which is good for job creation and the local community.”

SEGRO was selected by the Greater London Authority as its development partner for the 86-acre East Plus regeneration scheme in 2015. The ten-year programme will deliver a total of 1.4 million sq ft of modern industrial space on brownfield land across Newham, Barking & Dagenham and Havering. SEGRO Park Newham is a great success story, being 100% pre-let, developed and fully income producing within three years of signing the development agreement with the GLA.

Jules Pipe, Deputy Mayor for Planning, Regeneration and Skills, Greater London Authority, said:

“I’m really pleased to see this project completed. It’s an important milestone in the wider regeneration of this part of east London, which will provide much-needed commercial space to drive the local economy and create new jobs.”

Tony O’Brien, Travelodge UK Development Director said:

‘‘As one of London’s largest hotel brands, we are delighted to open our 588th hotel in Beckton. This is the company’s first hotel in Beckton and our 77th property in London. It features our premium economy SuperRooms and an onsite restaurant called the Bar Café. With rooms from £35, Beckton Travelodge will certainly help attract more business and leisure visitors to the area; which is great news for the local economy. As our research shows that customers staying over at Travelodge hotel will spend double their room rate with local businesses and this can equate to a multi-million boost for the local economy.”

As part of its commitment to supporting communities in which it operates, SEGRO has, throughout the development of SEGRO Park Newham, invested £2 million into the local supply chain, benefitting local businesses and helping stimulate local growth.

Furthermore, since 2015 over £70,000 has been donated to 14 Newham charities through the SEGRO Community Fund, enabling them to help over a 1,000 local residents access skills and employment support. In addition, four residents were given three to four month paid traineeships on site in site management, electricals and painting decorating.

The company also has a long history of supporting Newham schools, whether through enabling a class of children to experience the outdoors through Outward Bound each year or introducing them to STEM (science, technology, engineering and mathematics) through the Gateway to Skills programme.
