  • The British SOCIMI strengthens its position in Spain, and in particular, in the Barcelona area, and already has more than 230,000 m 2 assets built or under construction

SEGRO, the British SOCIMI specialized in the real estate, industrial and logistics sectors, increases its presence in Barcelona with the acquisition of a 28,500 m 2 logistics warehouse in Granollers. This project, once acquired and promoted by the real estate company of the ID Logistics Group, has a privileged location due to its proximity to Barcelona, just 30 km away, and its easy access to the A7 (France-Madrid) and C17.

Built in 2019, the logistics distribution center is leased to ID Logistics, an international logistics operator, specialized in sectors such as e-commerce, pharmaceuticals, cosmetics, retail , FMCG, textiles and automotive, among others, with whom SEGRO has an agreement to long term.

With this acquisition, in addition to gaining positions in Catalonia, SEGRO once again demonstrates its interest in the Vallés region due to its location and connection for distribution in southern Europe, in addition to continuing to prioritize locations close to the large city of Barcelona to create a portfolio of warehouses for high-value urban distribution and logistics. Proof of the strategic importance of this area are the high volumes of occupied space it presents.

The building is built with the highest quality standards and has a high fire prevention system. There are very few buildings around Barcelona that have this level of fire prevention with modern measures. Likewise, this project follows the latest environmental standards, with the aim of obtaining the BREEAM "Very Good" certificate, in line with SEGRO's strategy of developing modern Class A quality, flexible and sustainable buildings. The platform has an APQ license for the storage of special treatment products.

Javier Echenique, General Director of ID Logistics Iberia, comments: "For ID Logistics, having a partner like SEGRO is important, since real estate solutions in our sector play a fundamental factor, and in many cases decisive."

David Alcázar, Director of SEGRO Spain comments that "the acquisition of this warehouse in Granollers, one of the main logistics markets in Barcelona, is an example of our ability to acquire facilities that are outside the market with the aim of expanding sources of income and expand our partner system with a strategic client. This operation is in line with the objective of growing the portfolio of state-of-the-art warehouses of the company in Spain, combining investment acquisitions and the promotion process."

Despite the new trends in the sector, there is still a relative lack of quality facilities in the main cities, where there is a greater activity linked to e-commerce. For this reason, SEGRO is reinforcing its position in the Madrid and Barcelona areas with a growing portfolio of projects built or under construction for national and urban distribution, such as the projects in Martorelles, Sant Esteve Sesrovires or Mollet del Vallés. This is due to the importance that innovation has for SEGRO and the need to constantly update its facilities in order to improve the user experience of its customers.

SEGRO is currently one of the most active players in Spain in spaces for logistics and distribution, developing both reconversion projects for industrial facilities and new construction.
