The well-known hotel chain has signed a 25 year lease for a 113 bed facility at the industrial-led development at Phase 2 SEGRO Park Newham, in the London Borough of Newham. Construction will begin in Spring 2018 with the aim of practical completion in early 2019.

In addition to bringing to life a derelict site, the construction of Travelodge will create 26 permanent jobs at the hotel and acts as a further example of inward investment to the local area.

Travelodge will join parcel delivery company DPD, who were early to sign a 25 year lease for a 45,000 sq ft warehouse, at phase 1 SEGRO Park Newham which is strategically located at the junction of the A406, London’s inner ring road, and the A13 which links to the M25, London’s orbital motorway.

Tony O’Brien, UK Development Director for Travelodge Hotels, said:

“We are delighted to be opening a new, 113 bed hotel at SEGRO Park Newham. The hotel will provide parking, a bar/café, comfort cooling, LED lighting and our new acoustic doors, ensuring the best possible stay for our customers. The location of SEGRO Park is also superb, with easy access from the A13 and North Circular, close proximity to the Showcase Cinema and also the facilities of the Gateway Retail Park. I have no doubt that this location will quickly establish itself as one of our top performing hotels”.

Ken Clark, deputy mayor (statutory) of Newham and cabinet member for regeneration and planning, said:

“It is good news to see more businesses signing up to join SEGRO Park Newham. We look forward to work getting underway later this year and welcoming the jobs and economic boost from the reactivation of industrial land in Newham and east London as a whole.”

In addition to securing household brand names, SEGRO has also appealed to the smaller, start-up businesses - so often referred to as ‘the backbone of the economy’ - and has already signed up two small businesses to its purpose-built Enterprise Quarter at SEGRO Park Rainham in the London Borough of Havering.

Double glazing contractor Spica Windows has taken a unit and will be relocating from Ilford, in London Borough of Redbridge, and will be able to expand their business operations.

Shami Kapoor, CEO, Spica Windows, said:

“We are looking forward to relocating to SEGRO Park Rainham Enterprise Quarter and expanding our business. We already have plans to recruit more staff in 2018 and cannot wait to grow our company in the Enterprise Quarter.”

Joining them is C&B Mechanical, a gas and heating contractor, who are relocating from Dagenham to their new location in 2018.

Roy Barnard, CEO, C&B Mechanical, said:

“Enterprise Quarter will be the perfect location for C&B Mechanical due to its location and modern space. We are very much looking forward to the move and the next phase for our business.”

The Enterprise Quarter is made up of 42 units ranging from 550 to 3,750 sq ft with flexible leasing options. It is being developed with strong environmental credentials at its heart and when complete, the site is expected to achieve the highest environmental ratings. Photovoltaic panels, LED lighting and translucent walls and roofs to provide natural daylight are included in the design of the units.

Once fully established, customers in the Enterprise Quarter will have access to collaborative business support, training and development opportunities, with scope to grow into larger units as they expand.

Cllr Roger Ramsey, Leader of Havering Council, said:

“We are delighted to see the progress that SEGRO is making on bringing forward their plans for regeneration of our borough and warmly welcome the arrival of the two new businesses to the Enterprise Quarter. There is great opportunity in Havering and SEGRO Park Rainham is providing a significant chance for inward investment and job creation.”

Alan Holland, SEGRO’s Business Unit Director Greater London, said:

“Our East Plus partnership with the GLA is one of the most significant regeneration and employment space creation projects in London.

“The commitment from Travelodge at SEGRO Park Newham, and the arrival of the first small businesses at Park Rainham shows there is real momentum as we embark on a 10 year programme to regenerate 86 acres of brownfield land in East London.

“London faces a chronic shortage of industrial space, as well as growing demand from small businesses for flexible and affordable workspace. Our objective at East Plus is to help address both needs, in an environment that delivers valuable new amenities – such as the new Travelodge.

“We look forward to working with the GLA and our stakeholders to further advance our plans in 2018.”

Deputy Mayor for Planning, Regeneration and Skills, Jules Pipe, said:

“It’s great news that this site, which has sat empty for so long, is now being developed to bring significant economic benefits to east London. The successful partnership with SEGRO is delivering workspaces for companies of different sizes, enabling them to expand and thrive. We look forward to the next phase of development in London Riverside.”

East Plus is the redevelopment of 86 acres of brownfield land across Newham, Barking & Dagenham and Havering, set to deliver 1.4 million sq ft of modern industrial space over the next 10 years, acting as a catalyst for the wider regeneration of London Riverside.

In 2015 SEGRO was appointed as the Greater London Authority’s (GLA) preferred partner to deliver the East Plus industrial development over 10 years. It is the largest deal of its kind between the public sector and a private land developer in London.
