The Energy Centre

The Energy Centre: the beating heart of the estate

An advanced onsite facility to efficiently manage heating, cooling, power distribution and sustainable energy generation.

Our private, managed energy network provides the right power for the future of food production across the estate.

We use the excess energy from your cold storage to heat your neighbour’s ovens

  • The Energy Centre reduces your costs as there is no need to invest in your own energy solution.
  • Centralised management and upgrades ensure everyone benefits from future innovative technologies.
  • The whole park is supplied by private heating and cooling loops.
  • All energy created on the estate stays on site and is not returned to the grid, ensuring you get the full financial benefit of the site’s renewable energy generation.

Your own cheaper, greener power

With it’s strategic position in the East Midlands, SmartParc SEGRO Derby provides efficient, direct routes to consumers. Easy access to supply chains and a vast labour pool make Derby a prime location for logistics and food manufacturing.

A green energy platform delivers cost savings through a mixture of power generating technologies

Clustered waste energy outputs provide alternative usage solutions

Recycling all used energy will ensure the Net Zero target is met by 2030

Sustainable initiatives built on a first-class specification

PV panels on each building feed into the central Energy Centre for distribution around the park

A heating and cooling loop will be available, contributing to the power balance across the park

Power and provisions

41.5 MVA at 33kV is available for use. This is 4-5 time more power than would be available on a normal site.

  Electric Power 41.5 MVA

 Gas 23 M Watts

 Water 70 l/s

 Effluent 55 l/s

 EV Vehicle Charging

Power and provisions

Chilled water will be generated by efficient, resilient industrial scale ammonia chillers centrally on the park, then circulated to all the buildings at 6°C

The waste heat from the chilling process will be used as an energy input for heat pumps, generating hot water at between 75/80°C, reducing carbon impact and reliance on gas.

 Water chilled down to 6°

 Water heated up to 80°

 Reduced carbon output

 Reduced gas requirement

Power and provisions

Generation from roof top PV and future renewables, blended with grid import, reducing costs and carbon impact, whilst simultaneously shielding tenants from market fluctuations as SmartParc’s renewable generation expands.

kWh of renewable generation at PVrate

kWh of grid import at contacted grid rate

kWh of grid import at contacted grid rate

Park blended rate always lower than grid
