As part of this, the company has begun a comprehensive BREEAM In-Use certification of its existing portfolio in Poland. The first phase of the project, to be implemented in 2025, involves 16 buildings with a total area of nearly 335,000 sqm.

For many years, the company has been supplying the market with warehouses that are already certified at the construction stage. From 2022 onwards, new investments are covered by the BREEAM standard at a minimum Excellent level. In order to offer the highest quality warehouse and production space and to increase the value of its portfolio, the company has embarked on a project to certify existing buildings that have not yet achieved green certification. As of January, the company has already achieved 60% of the target set for this year, while it has begun preparations for the next stage of the project.

Bartosz Michalski, Director, Logistics, Poland, SEGRO:

"When analysing the portfolio for green certification, we saw the great potential of our properties and took the decision to pursue the BREEAM In-Use standard in multiple phases. For many years, we have been offering customers renewable energy and using innovative, energy-efficient solutions to reduce carbon emissions during the construction and operation of our buildings. Sustainability issues are one of our priorities, which is why we are targeting to achieve 100% certified SEGRO buildings in Poland by 2027."

BREEAM is one of the most popular systems for rating commercial properties for sustainable construction, chosen by up to 86% of building owners . A number of criteria are assessed in the certification process, including the installation of flicker-minimising lighting throughout, the provision of charging points for electric cars and priority space for car-sharing, having an up-to-date energy performance certificate or carrying out a climate change flood risk analysis.

The use of certified properties provides numerous benefits for customers. It influences their competitiveness in the market and the reduction in operating costs guaranteed by the use of energy-efficient solutions implemented in the warehouse. BREEAM In-Use standard buildings also have a positive impact on the comfort and health of users, which also translates into higher productivity and lower staff absenteeism.

SEGRO's logistics and warehouse parks offer many state-of-the-art solutions, such as the use of the DALI system to support LED lighting, electric car chargers and cloud-based media monitoring. What's more, the energy supplied to customers comes from 100% renewable sources - the sun and wind. Concerned for the environment and its surroundings, SEGRO has been delivering projects in line with its long-term commitments to support low-carbon development, invest in local communities and the environment and develop talent.
