SEGRO inaugurates its first multi-storey light industrial park, SEGRO Park Élancourt (78)
On Thursday 6 June 2024, SEGRO inaugurated SEGRO Park Élancourt, its first multi-storey light industrial park in France, located in Élancourt in the Saint-Quentin-en-Yvelines region (78).
With a surface area of over 13,000 sq m, this unique building comprises 10 units spread over two business floors (ranging from 1,000 to 1,500 sq m, with clear heights of 6 to 8 m). The first multi-storey light industrial park developed by SEGRO in France has been designed to offer occupants more space, volume and modularity.
Located just 25 minutes away from Paris and Paris-Orly airport, it benefits from a dynamic area with rapid access to the A12, A13 and A186 motorways, and is part of the 300-hectare SQY High Tech cluster, dedicated to high technology and innovation.
This unique building offers real versatility, enabling it to accommodate a wide range of companies, whatever their size or sector of activity: it is suitable for storage, order preparation and other light production activities. This flexibility meets the demands of today's logistics requirements and means we can offer solutions for companies operating throughout the region.
Today, 70% of the park's surface area is occupied, 10 months after the building was delivered in August 2023. Picnic, the successful online supermarket also located at SEGRO Parc des Petits Carreaux, Rougnon, an expert in thermal engineering, and Vinted Go, an online second-hand platform also located at SEGRO Park Le Thillay, are among the park's tenant customers.
The park’s second asset is its architectural quality, characteristic of SEGRO buildings. The facades, designed using high-quality materials, give the business premises a neat aesthetic comparable to office buildings, and gives the spaces a clean, modern look. This fusion of materials infuses the complex with a contemporary, minimalist aesthetic, creating an atmosphere that is both elegant and functional.
The building also stands out for its excellent environmental performance, demonstrating the company’s commitment to Championing low carbon growth. SEGRO Park Élancourt has been awarded BREEAM ‘Excellent’ certification, in recognition of a design that takes into account a wide range of environmental criteria, such as energy and water management, waste recovery, access to sustainable transport and the level of pollution on the site. There are a lot of green spaces, with around 16,000 sq m of landscaped areas (more than the leasable area) and a green roof, guaranteeing a real quality of life on the site. The site also boasts a car park with around 190 spaces, 20% of which are pre-equipped with charging points for electric vehicles.
To date, 80 direct and indirect jobs have been created in the region thanks to the arrival of the first companies on the park.
