SEGRO Park Courier Road spans 20-acres with detailed planning consent now granted for up to 310,500 sq ft of new industrial and logistics space.

Pre-let opportunities are available for units from 95,000 to 260,970 sq. ft. meeting customer requirements for innovative, modern, highly sustainable spaces.

SEGRO Park Courier Road marks the company’s fourth phase of development in Havering, following the completion of the first two phases at SEGRO Park Rainham, where full occupancy was reached earlier this year, and the first phase of development at SEGRO Park Ferry Lane.

SEGRO Park Courier Road forms part of the East Plus regeneration scheme – a partnership with the GLA Land and Property (GLAP) which will deliver 1.4 million sq. ft. of modern industrial space, spanning the London boroughs of Barking and Dagenham, Havering and Newham, and regenerating previously derelict or under-used land.

In line with the company’s Responsible SEGRO commitment to Champion low-carbon growth, SEGRO Park Courier Road will be carbon neutral, with each unit targeting an EPC A+ and BREEAM Outstanding rating overall. Sustainability features have been installed including photovoltaic panels, LED lighting and EV charging powered by energy generated on site, to reduce costs for customers. In addition to including low-carbon technology, sustainable methods of construction will ensure embodied carbon will be minimised. As such, the development scheme will be an exemplar, in terms of sustainability.

Additionally, SEGRO will set aside approximately 20% of the site as safeguarded biodiverse natural habitat. It will also put wellbeing at the heart of the development with enhanced office interiors, a communal gym, outdoor seating and a footpath around the Park.

As part of its Community Investment Plan in East London, SEGRO has been working with local partners including the East London Business Alliance (ELBA) – a leading charity that aims to tackle social mobility issues. SEGRO colleagues have been volunteering, mentoring, arranging site visits and delivering workshops to help develop the skills of local people to support them in securing sustainable employment.

SEGRO has also teamed up with the Centre for Engineering and Manufacturing Excellence (CEME) – a non-profit enterprise that supports local businesses. SEGRO is funding its Gateway to Skills programme, which delivers workshops on Science, Technology, Engineering and Maths (STEM) subjects at local schools in Havering, Newham, and Barking and Dagenham. More than a thousand students have participated in the programme in 2024 alone.

SEGRO Park Courier Road will be , located adjacent to the A13, with fast access to central London and the M25. Additionally, the Port of Tilbury and London Gateway Docks are a short distance away, as is Barking Intermodal Terminal – linking the national rail network and HS1 to Europe. The development is on the perimeter of the UK’s largest market – with 46% of the UK’s population within a 90-minute drive.
