This project meets the growing needs of PassionFroid PACA, which specializes in the storage and distribution of fresh and frozen food products. PassionFroid PACA has signed a 10-year pre-let with SEGRO. Delivery is scheduled for the 1st half of 2025.
SEGRO Logistics Park Vitrolles is the result of the redevelopment of a brownfield site located 15 km from Marseille, less than 5 km from the Marseille-Provence airport and in the immediate vicinity of the A7 motorway linking Lyon and Marseille.
The building totals 17,919 sq m, including 2,960 sq m of office space, on a 4.5-hectare site. It will include two negative cold storage cells (-26 degrees), as well as a fresh storage area (between 1 and 3 degrees), and will feature indoor and outdoor relaxation areas, providing a pleasant working environment for employees.
With a roof fitted with 100% photovoltaic panels, the second building at SEGRO Logistics Park Vitrolles will produce around 1,400 MWh of green electricity per year, equivalent to the consumption of 280 households. This project aligns with the company’s Responsible SEGRO commitment to champion low-carbon growth and reduce the environmental impact of its buildings, as well as helping occupiers reduce their operational carbon emissions. The building is aiming for BREEAM “Excellent” certification.
SEGRO Logistics Park Vitrolles will also create new job opportunities, with 290 employees on site, 33% of them in administrative functions. The project will thus contribute to local economic dynamism and the attractiveness of the region.

Laurence Giard, Managing Director of SEGRO France, comments:
“The signing of a pre-let with GROUPE POMONA and the launch of construction of a second building within the SEGRO Logistics Park Vitrolles mark an important milestone for SEGRO and consolidate our foothold in the Provence-Alpes-Côte d’Azur region. This is further proof that there is strong demand for modern, sustainable warehouses and industrial space in strategic locations in the Marseille region. By developing this building for GROUPE POMONA, we are reinforcing our position as the partner of choice for our customers by meeting their specific needs.
The entire roof of the building will be fitted with photovoltaic panels, and the plant's output will be used to power the POMONA GROUP's refrigeration systems. This is very good news in the current energy and environmental context, and illustrates our approach and determination to progress towards a zero-carbon objective.”
Laurent Horbette, Managing Director of GEMFI (GICRAM Groupe), comments:
“We are delighted with this new stage in our partnership with SEGRO in Vitrolles. The success of this project, which was designed and built under a property development contract, bears witness both to the need to accelerate the conversion of brownfield sites - an important lever in meeting the major challenges of ecological transition - and to the attractiveness and economic dynamism of the Marseille metropolitan area.
This operation reinforces our Group's status as a key player in industrial redevelopment for many years now, both in this region and throughout France.
Luc Taupin, Regional Manager of PassionFroid PACA, explains:
“At our PassionFroid PACA site, we were reaching saturation point. Integrating this new, more sustainable building will enable us to achieve 20% energy savings, and to get back on the logistics track with updated know-how. For example, we'll benefit from rational, ground level premises with plenty of meeting rooms and modern facilities to ensure our employees' well-being.
It will also enable us to meet tomorrow's challenges more effectively, so that we can serve our customers even better.
