SEGRO has leased the 50,000 square meters of rental space for the third and final construction phase of the “SEGRO Logistics Park Oberhausen” to ITG, a global logistics and fulfillment service provider. This means that the entire logistics park with its 117,000 square meters is fully let before completion in August 2022. ITG has been using 29,000 square meters of the second construction phase on the site since 2020. The expansion areas will be occupied at the beginning of September 2022 after the completion of the construction measures, which include a modern office extension. ITG will use the space for its fulfillment services and plans to create around 220 new jobs for this.

"The early full letting of our speculatively developed space shows the strong demand for modern and sustainable logistics space at our excellently connected location in Oberhausen," says Stefanie Vedder, Associate Director Development Logistics at SEGRO. "The fact that with ITG we can enable an existing tenant to grow further on site fits perfectly with SEGRO's strategy, which is designed for long-term customer loyalty and cooperation."

"With this rental at the Oberhausen location, ITG is growing to around 80,000 m² and is thus taking account of the strong growth," explains Patrick Lindig, Managing Director of Contract Logistics at the ITG Group. “Both existing customers and other new customers in the Fashion & Lifestyle segment will use all ITG services at this ultra-modern location. At its core, multi-channel fulfillment solutions are offered with a high degree of value-added services. In addition to the focus on e-commerce, a focus will be on textile processing. In addition to the very good location, the construction method for sustainable operation of the property was also convincing, in order to invest in long-term growth here," Lindig continues.

The property is being built according to the latest standards for sustainable, ecological and energy-conscious construction. The building shell is insulated according to the latest standards and meets the requirements of the KfW building standard "Efficiency House 40". The new property also supplies its own green electricity: a photovoltaic system will be installed on the entire roof area, and the electricity from this will be used by ITG. For the first time in Germany, SEGRO is aiming for the DGNB Platinum and DGNB Climate Positive sustainability certificates for the project in Oberhausen. The latter means that the CO2 emissions caused by the building's ongoing operation and use are lower than the emissions caused by the building's own production and export of greenhouse gas-free energy.

With the completion of the construction measures, the "SEGRO Logistics Park Oberhausen" will be SEGRO's first logistics park in Germany with a wellbeing area. This offers the employees on site, among other things, seating and sports facilities in a green park area.

The SEGRO Logistics Park Oberhausen is located in the immediate vicinity of the Oberhausen motorway junction (A2/A3) and thus offers optimal transport connections, via which, for example, the port of Duisburg, Europe's largest inland port, can be reached in less than 15 km. With the construction of a bypass, the city of Oberhausen has also created the basis for the truck traffic associated with logistics use not becoming a burden for the residents.
