This means that 80 percent of the newly created space from the current expansion of the area by 20,600 square meters to 34,800 square meters has already been let before construction begins. The company recently announced that it had leased 13,700 square meters to an online grocery retailer. The areas of the SEGRO CityPark Frankfurt, which can be flexibly divided into different units, each consist of storage, service and office areas.

DB Fernverkehr will use the rented hall as an exhibition area for one-to-one replica models of individual coaches from long-distance trains and as a workshop area, for example for customer surveys. In the train models, new innovations relevant to passengers are tested and further developed in terms of function and design in the train. DB Regio will also use the rented hall for train models. This applies to the two models, IdeenzugRegio (one-to-one model of a double-decker car) and IdeatrainCity (one-to-one model of an S-Bahn multiple unit). Both idea trains serve as exhibition space for innovative, new interior concepts and should create an image that is as realistic as possible during tours or make the concepts physically tangible.

"We are very pleased that Deutsche Bahn will use the SEGRO CityPark Frankfurt as a test and demonstration area for their new innovation in local and long-distance transport. The representative nature of our space and the flexibility that allows us to use the rental space as exhibition, showroom and presentation space were decisive for the lease,” says Janina Kaya, Senior Leasing Manager at SEGRO.

SEGRO CityPark Frankfurt is being developed by SEGRO on a 14.5 hectare site used by the US military until 2008. Right next to the area is a 2.5-hectare meadow landscape, which SEGRO renatured in 2019 and handed over to the city of Frankfurt am Main. Bird nest boxes and insect hotels were also installed as a contribution to nature.

With its modern design and construction according to DGNB Gold certification, the business park is integrated into the inner-city area at Graugrafenstraße 24 in Frankfurt-Rödelheim. Several bus and S-Bahn lines also offer good connections. The A 5 and A 66 motorways can be reached in a short time via the A 648 via the Frankfurt-Rödelheim junction.

The brokerage company IMMOLOX acted as an intermediary for the rental to DB Regio and DB Fernverkehr.
