Privacy and cookies

SEGRO has announced plans to speculatively build at its 700-acre logistics site, SEGRO Logistics Park East Midlands Gateway, reflecting the company’s confidence in market demand in the region.

This is the first speculative development at the park and will create over 220,000 sq ft of modern warehousing which SEGRO will market to potential or existing customers. The building is scheduled to be ready for occupation in October 2021.

The unit will be developed to high sustainability standards, with the building achieving a BREEAM (Building Research Establishment Environmental Assessment Method) ‘Excellent’ rating and it will be a net carbon zero building.

The new building will enable customers to operate with maximum ease and efficiency supported by the highest standards of infrastructure, power and security. Sustainable features include roof mounted photovoltaic panels, LED lighting and upgraded cladding which improves air-tightness for temperature controlled operations. The development also benefits from a clear height to eaves of 15m.

The new unit aligns with the developer’s commitment to championing low-carbon growth – a key pillar within its Responsible SEGRO framework which aims to enable it to meet its sustainability goals of reducing its carbon footprint by 40%, reducing embodied carbon by 20% and sending no waste to landfill by 2025.

“This speculative development is really exciting, as it highlights our confidence in the ongoing demand for well located, connected, modern space in the East Midlands and underpins the importance of logistics.

“Including this speculative build, we currently have four units under construction, after which the park will be nearly 75% full. We’ll be working hard over the coming months to secure customers for the spec build and the remaining 1.5m sq ft of space to ensure that SEGRO Logistics Park East Midlands Gateway can continue to play a key role in creating jobs and economic growth in the region.”

SEGRO Logistics Park East Midlands Gateway is centrally located within the UK industrial and logistics market, offering immediate access to an on-site rail freight terminal with direct links to Felixstowe and Southampton, as well as the motorway network and the UK’s largest cargo airport, which operates 24 hours a day. The proximity to the major cities of Leicester, Derby and Nottingham and other local towns ensures the park’s customers have access to a strong labour pool.
