Our properties

We create the space that enables extraordinary things to happen

We create modern, sustainable space that enables our customers to do extraordinary things. Our portfolio is in some of Europe’s most attractive and supply-constrained markets - in and around densely populated cities, in major logistics hubs and along key transportation corridors.

Our spaces are suitable for a wide range of uses and push the boundaries in innovation, sustainability, biodiversity and wellbeing.

Big Box

TRANSFORMING SUPPLY CHAINS

Our big box warehouses and parks are critical parts of supply chains, typically used for storing and processing goods for regional, national and international distribution. They are mainly used by manufacturers, retailers and third-party logistics operators who are seeking space in prime locations with good connectivity and access to a large labour pool.

They are often located far from the end customer but on major transportation routes (along motorways and around ports, rail freight terminals and airports) to allow rapid movement of goods. Our focus on creating prime logistics parks and providing the most modern, sustainable space, supported by key infrastructure such as strategic rail freight interchanges, benefits the most ambitious and innovative businesses.

Urban Warehouses

SUPPORTING THE GROWTH OF MODERN CITIES

Urban industrial

Our urban industrial and logistics space is located on the edge of Europe’s largest cities, often close to main transportation routes into the city. These spaces are used by a wide variety of businesses, many of whom are providing value-added goods and services, who need rapid access to end customers and also skilled labour. Our urban customers come from over 35 different sectors, including: retail and wholesale, port and parcel delivery, creative industries, hospitality, life sciences, healthcare and pharmaceutical, support services, air-related travel, engineering and construction. Having space in the right location is critical to the success of these businesses and to meeting the economic and employment demands of the communities in which they are located.

Inner-city

Inner city industrial and logistics space is closer to the city centre and within, or near, the large residential and business populations that our customers need to serve. It often acts as the final point of distribution networks and is crucial for a successful and efficient ‘last-mile’ strategy, particularly for our customers who are competing on delivery speed and reliability, as well as for hyper-local industrial businesses.

Our inner-city portfolio is fundamental to large cities like London and Paris, where poor road networks and congestion mean that travel times can be unpredictable and lengthy. It also supports customers who are focused on taking carbon out of their distribution networks by using electrical vehicles and other transportation methods such as cargo bikes. Land in these areas is in extremely short-supply, and this along with the proximity to local residents means that these buildings are carefully designed to maximise the use of space and be mindful of the impacts on the surrounding community. Our portfolio of inner-city space sets the standard for flexibility, location and enhanced sustainable technologies.

Powered shell warehouses for Data Centres

EXTRAORDINARY CONNECTIONS

The rapidly advancing digital economy is driving innovation and global connectivity, with data centres serving as the backbone for digital services, including websites, apps, cloud computing, business operations and Artificial Intelligence. They are often located close to densely populated areas and major financial centres in clusters known as Availability Zones. We have been active in the data centre sector for over 20 years, have strong relationships with global data centre operators and have created the largest hub of data centres in Europe. We also have a 2.3GW land-enabled power bank focused on Europe’s core Availability Zones which provides providing further opportunity for development of powered shells, and for select sites, potentially fully fitted data centres.

Our expertise focuses on the "extraordinary connections" that ensure data centre operators and hyperscalers have access to suitable land in key Availability Zones and robust power infrastructure to facilitate data centre development and economic growth.
