This project meets the growing needs of PassionFroid PACA, which specializes in the storage and distribution of fresh and frozen food products. PassionFroid PACA has signed a 10-year pre-let with SEGRO. Delivery is scheduled for the 1st half of 2025.

SEGRO Logistics Park Vitrolles is the result of the redevelopment of a brownfield site located 15 km from Marseille, less than 5 km from the Marseille-Provence airport and in the immediate vicinity of the A7 motorway linking Lyon and Marseille.

The building totals 17,919 sq m, including 2,960 sq m of office space, on a 4.5-hectare site. It will include two negative cold storage cells (-26 degrees), as well as a fresh storage area (between 1 and 3 degrees), and will feature indoor and outdoor relaxation areas, providing a pleasant working environment for employees.

With a roof fitted with 100% photovoltaic panels, the second building at SEGRO Logistics Park Vitrolles will produce around 1,400 MWh of green electricity per year, equivalent to the consumption of 280 households. This project aligns with the company’s Responsible SEGRO commitment to champion low-carbon growth and reduce the environmental impact of its buildings, as well as helping occupiers reduce their operational carbon emissions. The building is aiming for BREEAM “Excellent” certification.

SEGRO Logistics Park Vitrolles will also create new job opportunities, with 290 employees on site, 33% of them in administrative functions. The project will thus contribute to local economic dynamism and the attractiveness of the region.
